MINUTES OF THE ORONO PLANNING COMMISSION <br />JUNE 19, 2000 <br />(#11) #2591 GINA HANSEN, 583 PARK LANE - VARIANCES, 10:19 p.m.- 10:24 p.m. <br />Gina Hansen, Applicant, was present. <br />The Certificate of Mailing and Affidavit of Publication were noted. <br />Bottenberg stated the Applicants arc proposing to change the use of a 4’ x 18’ section of the <br />existing covered deck and adding a second story to the back portion of the existing residence. <br />The second story addition will be approximately 255 square feet, with the first story walls and <br />foundation remaining. Bottenberg stated the roof line will be higher than what presently e.xists <br />on the back portion of the residence, but will still be within City zoning code requirements. <br />Bottenberg stated the structural coverage on the lot will not change with this proposal because the <br />portion of the deck being changed into living space is currently covered and considered structure. <br />The existing lot coverage is 21.7 percent, with the allowable being 15 percent. Bottenberg stated <br />this project will not change the three feet from the side lot line. Hardcover in the 0-75’ setback <br />area and 75-250’ setback is not changing, with existing hardcover being 20.7 percent in the 0-75’ <br />setback and 65 percent in the 75-250’ setback. <br />City Staff recommends approval of this application, with the recommendation that approval of the <br />variance for side setback be conditioned on the existing foundation being inspected by a <br />structural engineer to determine if it is able to handle the additional weight of the addition before <br />applying for a building permit. <br />Hansen indicated this project will have little impact on her neighbors. Hansen stated she has <br />Discussed this project with her neighbors, who have indicated they arc in support of it. <br />There were no public comments regarding this application. <br />Lindquist indicated he docs not have a problem with this application. <br />Lindquist moved, Smith seconded, to recommend approval of Application #259^ <br />Gina Hansen, 583 Park Lane, granting of a side yard setback variance to permit a .^ide <br />Yard setback of three feet for a second story expansion where 10 feet is required. <br />VOTE: Ayes 4, Nays 0. <br />ADJOURNMENT <br />Nygard moved.
