Section 10.56, Subd. 16(C): Lakeshore Setback : The minimum requirement for lakeshore <br />structure setback for a Recreational Development Lake (Mooney Lake) is 100'. Variance Request: <br />To permit a lakeshore setback of 80' for a 12' x 16' addition where 100' is required. <br />Application Summary: The applicants are proposing to construct a 12' x 16' addition to the <br />residence. The addition is on the lakeside of the residence and is located 80' from the lakeshore. <br />Mooney Lake is classified as a Recreational Development (RD) Lake therefore a 100' setback is <br />required for the structure. The RD classification for Mooney Lake was adopted by the City in 1992. <br />The applicant is remodeling a bathroom and turning the existing closet into a vanity area. The <br />addition is a new closet. The residence is presently located 83' from the lakeshore, the addition will <br />be located 80* from the lakeshore. The residence was built in 1960 before current zoning standards <br />were adopted. The residence is located on approximately 90 acres in the RR-IB zoning district <br />where 2 acres is required. The property is served with a septic system and well. Neither the well <br />or septic system are located in the area of the addition. Also, this addition will not add to the total <br />number of bedrooms, therefore a larger septic system is not required at this time. Structural coverage <br />is not a concern for this property. No neighboring residences will be impacted by the 80' setback. <br />Hardcover is not an issue.
