Section 11.03, Definition 24. "Lot Area, Minimum" - Each lot shall contain the minimum area <br />required for each proposed lot as prescribed in the Zoning Chapter of the City Code. In rural zones <br />not served by sanitary sewer, each lot must contain a minimum of two acres of contiguous dry <br />buildable land exclusive of wetlands, public and private rights-of-way. All rural lots must comply <br />with the City's on-site septic system provisions of the City Code. <br />Application Review <br />Applicants propose a two lot subdivision of a 14.23 acre property owned by Albert Draves. The <br />property is located on the east side of Stubbs Bay Road. The subject property is located in the 2 acre <br />zoning district and is guided by the proposed Comprehensive Plan for rural residential use. The <br />property is not located within the MUSA. <br />An existing residence is located on proposed Lot 2. The new building site would front on Stubbs <br />Bay Road. The applicants have not submitted a grading plan to indicate the location of the driveway <br />to serve the new building site. Access would be available from either the road or access outlot. <br />Front/Back Lot Standards <br />Back Lots are lots that do not front directly to a public or private road.
