A <br />DESCRIPTION OF REQUESTCurrently, the home has 1 legal bedroom, I full bath and a 'A bath. We are expecting our first child and need to expand the living spaces. The current proposed plans would allow for 3 bedrooms (4 with an egress window in the basement), 1 full bath, 2 - V* baths and a 'A bath. The proposed plans provide for approximately 720 additional square feet (233 for both the basement and first floor and 2S5 for the second floor) without the addition of any hardcover. <br />General: Currently, the home is a I 'A story. The current proposed plans are to remove the <br />existing roof on approximately 'A of the house (street side) and convert to a full two story. <br />Additional details are listed below. <br />South Side: The current proposed plan includes either an extension of the existing basement or a <br />crawl space approximately 4 ’ wide and 18' long. This would replace an existing deck with <br />footings, which is under the current roof line. In other words, it does not include an extension of <br />the roof. There is no addition of hardcover, just replacement. The decision to utilize a full <br />basement or crawl space is a financial one. This is a very tight area and the excavation costs for a <br />full basement may ^ exceedingly high. <br />V ^ast Side (Street): The current proposed plan includes an extension of the existing basement of <br />I Approximately 5’ wide and 34 ’ long. This would provide an entry, small porch, 'A bath as well as <br />^ ( Y bathroom and closet for the main floor bedroom. The extension of the basement is currently <br />/landscaped with rock underlain with plastic. This extension would be basement and first floor <br />only with a shed roof. There is no addition of hardcover. Just replacement. <br />Other things to consider: The existing well needs to be abandoned and a new well installed. <br />The current well is at least as old as the home, which was built in 1969. Currently, there are four <br />vendors working with the state and providing a quote. The state has reviewed the lot and <br />possibilities. They have provided a proposed plan which will require a successful pressure test of <br />the sewer line. This test is being conducted on May 15*. If the pressure test cannot be <br />successfully completed, the current plan is to replace the sewer line to the main with PVC to <br />enable a success^l pressure test. The existing well pit is located in the landscape on the east side, <br />which is propped to be new basement. To further complicate matters, there is no accessibility <br />for a drilling rig to the lake side of the home. This issue will be resolved prior to any building <br />permit requests. <br />The current central air conditioning unit is ammonia and also needs to be replaced. The pad is <br />currently installed on the east side and the proposed plans are to leave it in the same place (or <br />within feet). <br />10 ’ separation between buildings - The plans include a front porch near to the left of the entry <br />way. I have not included this on the survey with the proposed changes because it does not allow <br />for 10 ’ separation between the home and the garage. If there are any alternatives (i.e., sheetrock <br />and fire rated doors) which would allow for this porch, please advise. <br />A
