rf <br />Staff Recommendation; <br />The applicants worked with City staff to design a plan that meets City code. The current plan is <br />acceptable to staff and staff recommends approval of variances and conditional use permit for <br />replacement of the two existing retaining walls in the 0-75' setback area and replacement of the <br />wall behind the tree. Staff recommends denial of lengthening the retaining wall behind the tree. <br />The walls shall be of the same dimension and location as what presently exists. Staff also <br />recommends vegetation be planted for screening. <br />Options for Action: <br />1. Recommend approval of variances and conditional use peimit for replacement of existing <br />walls and denial of extending the retaining wall behind the tree. <br />2. Recommend denial of variances and conditional use permit for replacement of existing walls <br />and extending the retaining wall behind the tree. <br />3.
