I <br />[ <br />F <br />TO:Paul Weinberger, Zoning Administrator/Planner <br />FROM: Chris Pence, On-Site Systems Manager <br />DATE:May 26, 2000 <br />SUBJECT: Septic Review for Application #2594, Jim Johnson Subdivision. <br />The property in the proposed subdivision requires the use of on-site sewage treatment systems. Soil <br />borings and percolation tests were performed by S-P Testing, Inc. on April 24, 2000 to identify <br />primary and alternate drainfield «tes on the north lot. <br />The septic system at 2240 Fox Street (existing lot) has a compliant mound septic system. The septic <br />system was recently inspected on May S, 2000 by City Staff and found to be in compliance at that <br />time. There also is an alternate site designed for the property. It was designed by Hakanson, <br />Anderson Associates, Incorporated on May S, 1987. This design still meets all current State and City <br />code requirements. <br />The proposed design for the north lot has been designed to show room for two five-bedroom mounds <br />(primary and alternate sites). This design will not require any variances to the State or City code. <br />The design meets all the minimum requirements of the State and City codes. <br />Based on the above information, staff recommends approval of the proposed subdivision.
