Lot 1 is a back <br />lot and would be required to meet 150% of lot standards for lots in the RR-1B district, except lot <br />width which is only required to meet the zoning district standard. The City has on a number of past <br />applications allowed the use of wetland areas for the third acre of a back lot. Approximately 0.30 <br />acre of wetland is being used in this case to meet the acreage requirement. The site evaluations was <br />completed by S-P Testing. Inc.
