Primary Issues for Discussion: <br />1.The typical setback for the neighborhood has been established as 40-45' from the lot line. <br />Should a variance be approved to permit additional encroachment into the setback? <br />2.The garage is nearly in conformance, 8.5' off the property line, as a 24' X 24' building, <br />however an additional 240 s.f. would require the building to encroach further toward the <br />property line, to a setback of about 7' where 15' would now be required. <br />Staff Recommendation: <br />Staff recommends denial of variances to permit additional structure ahead of die existing setback due <br />to the following: <br />The Municipal Code has a provision that states lots in any “R” district, where the average <br />depth of at least two existing front yards or buildings wi^n 150' of the lot and within the <br />same block the required front yard shall not be less the average depth of existing front yards. <br />Technically, the building would need a variance to encroach closer to the street than the <br />adjacent buildings. The intent is to create a consistent appearance to the neighborhood, and <br />would not allow one house to block the view of the street from another. <br />The existing residence is 41' from the front property line where 50' is required for lots in the <br />RR-IB zoning district.
