Retention of the <br />natural environment requires careful siting <br />and preservation of trees and open space on <br />each urban property. <br />12. LAND USE STANDARDS WILL LIMIT THE IMPACT OF URBAN ENCROACHMENT ON <br />lake MINNETONKA. Minimum lot width will space <br />out docks and structural encroachments while <br />increasing areas of natural vegetation. Lake <br />use regulations will limit the number of boats <br />per property and the amount of public waters <br />available for private docking and boat^storag^ <br />13.RETENTION OF NATURAL VEGETATION WILL LIMIT THE IMPACT OF URBANI <br />AS VISIBLE FROM THE LAKE. Building heights will <br />be limited to less than the typical tree height. <br />Minimum green belts will be provided with pro <br />hibitions against clearcutting or excessive <br />thinning of vegetation. Natural vegetation ylj-* <br />be preserved on slopes and retaining walls will <br />be discouraged except when absolutely necessary <br />to prevent erosion, in which case they will be <br />screened with natural vegetation. <br />RliRAI LAND USE POLICIES <br />1.ORONO’S RURAL SERVICE AREA WILL BE RESERVED FOR PERMANENT LOW-DENSITY <br />RESIDENTIAL LAND USE. Orono's rolling rural area <br />is not suitable for commercial agriculture. <br />Likewise, the delicate balance of storm water <br />nutrient loading vs marshland assimilative capacity <br />preclude expansion of the urban service area without <br />major environmental problems for Lake Minnetonka. <br />Therefore, the ideal land use for that portion of <br />Orono located outside of the Urban Service Area <br />(MUSA) is the planned low-density rural residential <br />land use. Commercial and industrial uses will not <br />be permitted in the rural area. <br />CMP 4-19
