§10.44 <br />5. <br />6r <br />Laundry and cleaning pick-up stations. <br />Heme and garden equipment rental. <br />Deleted via Ordinance No. 152.2nd Series <br />Effective Date 10-28-96) <br />7.Veterinary clinic. <br />8.Kennels. <br />9.Coffee or bagel retail stores, subject to the following <br />conditions: <br />a.No more than 50% of the gross floor area of any single <br />building shall be devoted to coffee and/or bagel retail stores. <br />b.No individual coffee or bagel retail store use shall <br />exceed 2,000 s.f. of gross floor area. A combined coffee and bagel retail store use shall nol^xceed <br />4,000 s.f. of gross floor area. <br />c.The number of incremental paridng spaces required for <br />the coffee and/or bagel retail store use shall be calculated using the zoning code parking requirement <br />standard for restaurant uses. Applicant shall demonstrate that the total parking needs for the site will <br />be met. <br />d.An individual coffee or bagel retail store use shall be <br />limited to a ma.\imura of 45 seats. A combined coffee and bagel retail store use shall be limited to <br />a maximum of 60 seats. <br />Source: Ordinance 170,2nd Series <br />Adopted: 3-23-98 <br />B.Off-Street Parking. Off-street parking when the principal site of the <br />off-street parking abuts on a lot which is in another "B” or ”1" District and is in the same ownership <br />as the land in the ”B" or "I" District snd .subject to those conditions as set forth in Section 10.61, <br />Subdivision 4 and other such conditions as found necessary by the Counci ’ <br />C.Public Service Structures. Including, but not limited to, electric <br />transmission lines in buildings such as telephone exchange stations, booster or pressure stations, <br />elevated tanks, lift stations and electric power substations.
