ORONO PLANNING COMMISSION <br />MONDAY, NOVEMBER 15,1999 <br />(#2522 The Bancor Group, Continued) <br />Srrith stated it is her desire that the developer and residents in this area continue to maintain the <br />natural looking ponds and not utilize them for recreational purposes. <br />Lindquist moved, Kluth seconded, to recommend approval of Application #2522. 'fhe <br />Bancor Group, Inc., Southwest Comer of County Road 6 and North Willow Drive, granting <br />of a Preliminary Plat approval subject to City Staffs recommendations and conditions <br />outlined in the November 15,1999 Planner's Report. The developer is strongly encouraged <br />to pursue city water for this development as well as continue to work with the adjoining <br />property owners to address their concerns regarding this development. <br />VOTE: Ayes 7, Nays 0. <br />Newmann commented he will continue to work with the neighbors on this development and will <br />attempt to hold an informal neighborhood meeting. Newmann stated they are attempting to get <br />this on the next City Council agenda set for December 13,1999. <br />(Recess taken from 9:13 p.m. - 9:25 p.m. <br />(#9) #2545 LOU AND MARILYN FEGERS, 3590 NORTH SHORE DRIVE - VARIANCES, <br />9:25 p.m. - 9:33 p.m. <br />The Certificate of Mailing and Affidavit of Publication were noted. <br />Lou and Marilyn Fegers, Applicants, were present. <br />Bcttenberg stated the Applicants are proposing to construct an attached garage to the west side <br />of their residence consisting of three floors. An upstairs and a lower walkout will be for storage, <br />with the middle floor being for parking. The property owners have purchased the lot to the west and <br />are in the process of legally combining the lots. The property currently does not have a garage <br />servicing it. Hardcover will be increaesd in the 75-250' setback to 38.9 percent where 25 percent <br />is allowed. The Applicants are proposing to revert a portion of the current driveway into grass as <br />well as remove an existing deck. <br />Lou Fegers submitted pictures of his property for review by the Planning Commission. <br />Chair Hawn commented that a majority of the Commissioners have reviewed the site. <br />Fegers stated one mistake on the survey is the size of the screen porch should be approximately <br />half the size depicted. <br />There were no public comments. <br />Smith inquired whether the garage being proposed was slightly larger than normal. <br />Bottenberg stated it is a slightly larger garage. <br />Fegers stated part of the reason for the larger garage is the need for a stainway to access the upper <br />and lower floor of the garage. <br />Smith commented she would like to see the hardcover in this area minimized if possible. <br />Page 15 <br />.
