ORONO PLANNING COMMISSION <br />MONDAY, NOVEMBER 15,1999 <br />VARIANCE RENEWAL <br />(#3) #2546 CHRISTINE WOOD, 4005 NORTH SHORE DRIVE • RENEWAL VARIANCES, <br />6:58 p.m. - 7:02 p.m. <br />Christine Wood, Applicant, was present. <br />Bottenberg stated the Applicant is requesting a renewal of variances on this property which were <br />originally granted on November 12,1991, to construct a detached garage and storage addition of <br />834 square feet to be located three feet from a street rear lot instead of the required 10 feet and <br />10 feet from the side or rear lot line instead of the required 15 feet for a structure over 750 square <br />feet. In addition, a variance to hardcover within the 75-250 foot setback is required. The property <br />was recently purchased by the owner who would like to have the variances renewed. <br />Bottenberg noted that the lot Is unusually shaped and does not have a functional garage currently <br />on the property. The Applicant has indicated that a new foundation will be built and the old cinder <br />blocks put in by the previous owner will be removed. <br />Smith inquired whether she was the original applicant. <br />Wood stated she was not the original applicant for the variances, noting that she has recently <br />purchased the property approximately two months ago. <br />Smith commented to her understanding the zoning codes have not changed since the original <br />variances were granted. <br />Chair Hawn inquired whether the existing driveway would remain <br />Wood stated the present driveway would remain. <br />Chair Hawn questioned whether the garage would be oriented in the same location as depicted in the <br />old site plan and whether the shed would be removed. <br />Wood stated she was informed the shed would need to be removed, but that she is planning to leave <br />the garage as depicted, noting that she may reduce the size of the garage somewhat by eliminating <br />the workshop. <br />Chair Hawn pointed out that the Applicant is allowed to reduce the size of the garage but cannot <br />enlargen the garage without a new application be submitted. <br />There were no public comments. <br />Hawn moved, Berg seconded, to recommend approval of Application #2546, Christine Wood, <br />4005 North Shore Drive, granting of a renewal of variances to permit the construction of a <br />detached garage and storage addition. VOTE: Ayes 6, Nays 0. <br />The Scheduled Public Hearings were held after Item #6. <br />Page 4
