m <br />mm <br />’.Qm <br />‘•v <br />.*•4 . ik. utmX i <br />City of ORONO <br />RESOLUTION OF THE CITY COUNCIL <br />NO. 2239 <br />8.A separate right-of-way outlet shall be shown on the plat as <br />Outlet C for purposes of providing for a future connection between the <br />proposed private road and the plat road preliminarily approved for the <br />plat of Lot 2, Block 1 of Foxwood so that these two roads may be <br />connected if deemed necessary in the future <br />9.Three distinct wetlands exist within the property boundaries and ^ <br />will be subject to Conservation & Flowage Easements. <br />10.Due to the future potential for grade changes to South Old <br />Crystal Bay Road, it is appropriate to require the dedication of a <br />total of 20' drainage and utility easement along the west line of Lot <br />1, Block 2, so that future potential road bank cuts do not inter ere <br />with utilities. <br />11.No additional right-of-way will be dedicated for County Road 84. <br />12.All four proposed lots of between 2 and 5 acres in area have been <br />demonstrated to contain suitable sites for primary and al ern <br />drainfields to serve the proposed single family residences, <br />suitable alternate drainfield site has been demonstrated for Lot <br />Block 1 containing the existing residence. Lot 3, Block ^ <br />acres in area and is not required to be tested for drainfield sites. <br />13.Single family residences can be constructed on each of the new <br />lots without the need for further variances. <br />NOW, THEREFORE BE IT RESOLVED, that based upon either one °r more <br />of the findings noted above, the City Council of the City ^ <br />approves the preliminary plat for Rainey Anderson at 780 _ . . ,^j <br />Bay Road per the survey attached as Exhibit A hereto by DeMars-G <br />Surveyors, Inc. subject to the following conditions: <br />1.The location of the private road access onto Old Crystal <br />South shall be as proposed by the applicant at the exist g <br />entrance serving the existing residence. <br />2.A variance will be granted for Lots 2 and 3, Block 1 ^ <br />and 3, Block 2 which do not front on a public roadway as req <br />3.A variance will be granted -o the 200* lot width standards fo <br />Lots 2 and 3, Block 1 and Lot 3, Block 2. <br />4.All six lots shall access to the private road. <br />Page 3 of 6
