Variance Request: To permit <br />3,707.77 s.f. (39.5%) hardcover where 13,865.04 s.f.(41.22%) exists and 2,343.9 s.f. (25%) is <br />allowed. <br />2.Section 10.03, Subd. 14 (C): Lot Coverage: In all zoning districts, for all lots of 0-1.99 acre in <br />total area, the total combined footprint areas of all principal and accessory structures shall not exceed <br />15% of the lot area. To permit 2,272.79 s.f. (16.3%) of lot coverage. <br />Application Summary: The applicant has applied for variances to remove eui existing street <br />side stoop and steps and replace it with a porch/entry way to the residence. The new entry way/porch <br />(approximately 256 s.f.) combined will extend the entire back of the residence. They will provide <br />better access to the house and flow better with the existing floor plan. <br />The porch is outdoor space not additional living space. Average lakeshore setback is not a concern <br />because the addition is on the street side of the residence. The entry way and addition meet all the <br />setback requirements for the LR-IC zoning district. <br />The entry way and porch will result in an increase of structural coverage on the lot to <br />2,272.79 s.f. (16.3%) where 2,016.89 s.f. (14.69%) exists and 2,082.47 s.f. (15%) is allowed. <br />•The entry way and porch will result in a reduction of hardcover coverage in the 75-250' <br />setback area to 3,707.77 s.f. (39.5%) where 3,865.04 s.f.
