Thorkelson, a single person <br />2.Description of variance request and hardship/description of unusual property <br />conditions: <br />This after-the-fact variance request is made for the purpose of allowing a storage shed <br />to remain on the subject property, which encroaches 6.28 feet into the sideyard setback area <br />for the lot. The shed is of recent construction, is well-made, and is 12 feet by 24 feet in <br />dimension. Detailed plans for the shed as built are attached, as is a photograph of the shed. <br />You should already have on file a survey of the subject property dated April, 1999, by <br />Advance Surveying & Engineering Co., together with hardcover calculations. <br />The applicant’s co-owner and son, Peter Thorkelson, regretfully constructed the shed <br />without knowing that it encroached on the side yard setback, and thought that he was <br />positioning the shed in a manner which would be best for the lot and surrounding properties. <br />The encroachment is fairly minor, especially given the fact that the shed encroaches on the <br />sideyard abutting what is laid out as Moslin Avenue. Moslin Avenue is a street that has <br />never been opened and it is questionable whether it was ever actually dedicated to the public. <br />It is currently no more than a two-track cartway through the woods. As the survey indicates, <br />the subject property consists of two, unusually shaped lots. If the shed is moved, large trees <br />would have to be destroyed in the process.
