WI <br />\JVebsUe: vww bo uroo.com <br />Re: Brenshell Homes 6-Lot Subdivision @ Garden Lane <br />BRA File No. 39•2596 <br />Dear Paul: <br />We have reviewed the preli1ninary pl t for the proposed six-lot subdivision for Brenshell Homes. <br />The site is loca ed east of Garden Lane and west of Wildhurst Trail in the west half of Section 7. We <br />have the fol O\Ving comments in regards to engineering matters. <br />1.Utilities: The proposed sanitary sewer installation raises some concerns. Sewer is proposed to <br />be installed in an existing steep slope b t,veen Lots 2 and 3 and also do,vn the center of <br />Wildhurst Tra · 1. Disturbance of the st ep slope is a serious erosion concern. Installation of the <br />sewer in Wildhur. t Trail \v· ll requir the removal of the entire driving surface making through <br />traffic difficult if not impossib e. We strong y recommend that the portions of the sewer between <br />Lots 2 and 3 and the segment along Wildhurst Trail be directionally bored to prevent disturbance <br />to the steep lopes and allow for through traffic during construction. Final plans shou d include <br />plan and profi e views of t·h sanitary sewer. Record p ans should b pro ided to the City upon <br />project completion. City tandard d ails should be included in the plan set. <br />2.Streets: Plans should include a typical street sec ion. A geotechnica analysis. R-value <br />recommendation and pavement design calculations should be submitted for revie\v. It appears <br />tha the street will be an urban section with curb and gutter. All curb and gutter shall be concrete, <br />no bitunlinous c rb i� allo\ved .. The fire chief should review and cornment on the proposed <br />hammer handle tum-around on Garden ane. The chief should also look at the proposed <br />driveway alignment to serve Lot 5. Recent discussions with local firefighters indicate that long <br />c rving driveways can be nn obstacle for fire trucks. The City should review and determin <br />\vheth r Garden ane should be constructed further to he north to provide access the Saga Hill <br />Park... <br />J.Grading and Drainage: The proposed grading plan reduces he existing contributing drainage <br />area to the souther y ravine hy about 2 .5 acres. Storm SC\ er will redirect th· s drainaoe area to the <br />northerly ravine \vhere the adi nt i .. half as steep as th south ravine. This is consistent with <br />our previous comment . The developer• s drainage calculations appear acceptable. Both ponds <br />red ce th off-site flo\v ompared to predevelopment conditions. Both ponds should h ve outlet <br />structur construct d to City standards that provide kimming to the I 00-year storm event. <br />Storm sewer design and cal cu lat ions should b provided for rev1e\v.
