8 <br />'7 Vv <br />i <br />t <br />tui <br />r <br />iv. <br />MINUTES OF THE <br />ORONO PLANNING COMMISSION MEETING <br />AUGUST 21,2000 <br />development. <br />(Recess taken from 9:38 p.m. - 9:45 p.m.) <br />(#8) #2606 RICHARD BLOOMQUIST, 3333 SHORELINE DRIVE, VARIANCES AND <br />COMMERQAL SITE PLAN APPROVAL, 9:45 p.m. - 10:10 p.m. <br />Richard Bloomquist, Applicant, Vi-as present. <br />Weinberger stated the Applicant is requesting approval of a commercial site plan and variances for <br />building additions to the existing supermarket totaling approximately 4,740 square feet. Variances <br />are needed for hardcover in the 500-1000’ setback, street and side lot line setbacks, and <br />parking. The proposed additions would provide additional retail space, warehouse/cooler areas, <br />parcel pick-up, and an employee break room. The use of the property would not change. <br />Weinberger indicated the City Council did adopt a resolution in 1997, approving variances to <br />permit additions to the building that increased the size of the structure. However, the additions <br />have not been constructed and the one year time period has expired, requiring a new land use <br />application. <br />Weinberger stated the gross leasable area for the B-3 Zoning District shall not e.xceed 28 percent <br />of the total land area of the lot. Weinberger indicated this lot consists of 2.85 acres, and with the <br />proposed additions, the gross leasable area would cover 22.2 percent of the total land area of the <br />Lot. <br />Weinberger stated there are no proposed changes to the parking, with a variance being approved in <br />1988 for a 0’ parking setback. The side yard adjacent to street variance was approved in 1991 for <br />a ten foot parking setback, no change being proposed. The Applicant has requested structural <br />PAGE 26 <br />,.i
