The lots average about one acre in size in a two acre zoning district. <br />By reducing the number of lots the average lot size would increase. <br />2. The Planning Commission requested additional information regarding certain wetland <br />determinations and regrading that may have occurred within a protected wetland. (Please refer to <br />item No. 1 in the Application Summary below.) <br />The applicant ’s representative requested the Planning Commission vote on the proposal to allow the item <br />to be discussed with the City Council. <br />Application Summary: <br />The City Council tabled this item on February 14,2000 to permit the applicant to review two primary issues. <br />To complete additional soil borings to determine total drv buildable area of the property. The <br />wetland delineation report Indicated only 13.7 acres of drv buildable area which would allow only <br />6 lots based on the two acre per dwelling unit permitted density in the RR-IB district. <br />Wetlands have been reevaluated by Svoboda Ecological Resources. Svoboda has determined two <br />wetland areas originally identified as wetland should not have been. The total land designated as <br />wetland on the property Is 6.05 acres. The total area is 20.17 acres resultiiig in an upland area of <br />14.1 acres. The two acre zoning of the property would allow a maximum of 7 lois based on one <br />residential unit per ^vo acres should the PRD be approved.
