It would be appropriate to increase <br />the width of the Outlot an additional 10' to the south to accommodate drainage, snow removal and <br />screening from the building site on Lot 1. The site plan indicates the outlet’s southern boundary <br />following the existing driveway. <br />Screening shall be required along the south side of the driveway to protect the building site. Staff <br />has reconunended to the applicant it would be appropriate to plant trees south of the driveway to <br />form a natural buffer between the drive and Lot 1. <br />Easements and Covenants <br />1. <br />2. <br />3. <br />4. <br />Standard drainage and utility easements shall be dedicated on the final plat 10' along exterior <br />property lines and 5' along interior property lines. <br />Drainage easements shall dedicated on the final plat and conservation and flowage easements <br />shall be granted for all City of Orono protected wetlands.
