Weinberger stated Staff could review the location of the driveway and the planting of trees at a later time once a final dctci mination is made on the ^ location. Lindquist inquired on Lot 2 what will happen in the future if they should w ant to split that lot. Hilbelink stated they did look at another plan initially which would involve bringing a road and a 100 foot outlot and a 100 foot cul-de-sac. Hilbelink stated the way the lot was divided did not create the best lot and was rejected. Lindquist sugg ested having a 50 foot outlot in the event Lot 2 is subdivided in the future. Hawn stated the way it is currently proposed, it cannot be developed in the future. Lindquist commented the City has a number of driveways that arc only 20. 30 feet in w idth that service si.\ or seven houses because the properties have been further subdivided. Hawa stated in her view the Planning Commission tvpically docs not permit that, Hilbelink stated that would require the removal of the pine trees in that area. Lindquist stated the trees could remain but the area would just be platted as a 50 foot outlot in the event this lot is developed further in the future. Hilbelink staled they did not prefer that option and have elected to only subdivide the property into two lots. Gaffron indicated the Planning Commission could request the property ow ners place a covenant on the property preventing it from being further developed in the future. Hilbelink stated he would have a problem with a covenant in the event the owner of Lot I in the future decided to subdivide. Lindquist stated he has a concern that someone in the future will want to subdivide this property PAGE 23
