Storch stated the proposed <br />expanded use and additional parking is not w ithin the purv iew of the Conditional Use Permit. <br />Weinberger stated this application is a Conditional Use Permit Amendment amending an existing <br />I <br />conditional use which is currently allowed within the RR-IB zoning district. Weinberger stated <br />the Country Club could technically expand or remodel under the Conditional Use Permit <br />Amendment versus a non<onforming use. <br />Smith inquired whether Jackson anticipated the number and scope of the parties held at this <br />facility will increase or change at all in the future. <br />Jackson stated the Country Club is not looking to expand the number of parties held at this <br />facility but is up to the members to determine when and where they will hold a party. Jackson <br />stated the majority of the parties at this particular facility occur in the wintertime, with a smaller <br />number occurring in the summer months. Jackson stated he is unable to predict whether there <br />will be a major increase in the use of the facility following the improvements <br />Smith inquired whether the facility is currently undcr-used today because of its condition <br />Jackson stated he is surprised at the amount of usage the bam gets at the present time. <br />Lindquist stated in his view there arc two main issues that need to be addressed prior to approval <br />of this application. Lindquist stated Woodhill Country Club has an obligation to be a good <br />neighbor and to try to get along with the adjoining residents as best as possible. Lindquist stated <br />the other issue is the conditional use permit. <br />Lindquist indicated he was on the Planning Commission at the time the private road was <br />approved, with an agreement being reached with Woodhill Countiy Club that the use of this <br />private road would be limited at off limits after a certain hour. Lindquist stated he would not be <br />willing to approve this application until the problems with the neighbors arc resolved. Lindquist <br />stated in his opinion there is no question the proposed improvements will expand the use of this <br />PAGE 14
