The property is located on a 90 degree curve along County Road 19 (North Shore Drive) <br />and driveway access to both lots independently is not the best option. The Applicant is proposing <br />a shared driveway access into Lot 2 immediately to the east of the property line. Locating the <br />driveway access any further to the west would result it the drivcwa>‘ being vcr\ close to the sharp <br />concern and raising some safety concerns. Both the City Engineer and the Public Works Director <br />have reviewed the location of the driveway, with this option being recommended by both. <br />Weinberger stated the main issue regarding this property relates to a drainage issue that is long <br />outstanding. Several drainage areas c.\ist to the north of North Shore Drive, with a culvert running <br />underneath North Shore Drive. This culvert has become plugged over the >ears and will need to <br />be cleaned out to allow the water to flow back across to the Sandy Beach property. Weinberger <br />stated the property will need to be regraded In order to avoid all the water runoff from going across <br />the area where the parking lot currently is. The City Engineer has reviewed this site and is <br />recommending continuing an existing ditchway along the County Road to divert the flows into an <br />existing drainagcwa\ between the culvert and the road. Tlic City Engineer feels a 20 foot drainage <br />and utility casement along North Shore Drive would be adequate to handle the regrading and the <br />drainage and would also help save the building site on Lot 2. This drainageway would also <br />eliminate the ponding in the area that occurs following a large rainfall. Weinberger stated prior <br />to this application proceeding fon\ard, a revised grading and drainage plan w ill need to be <br />submitted for review and approval by the City Engineer. <br />PAGE 8
