f- <br />■ r <br />.r <br />it- <br />k. <br />r' <br />h <br />l: <br />*t <br />TO: <br />FROM: <br />DATE: <br />Paul Weinberger, Zoning Administrator/Planner <br />CHHs Pence, On-Site Systems Manager <br />June 2, 2000 <br />SUBJECT: Septic Review for Application #2592, Mike Hilbelink Subdivision <br />The property in the proposed subdivision requires the use of individual sewage treatment systems. <br />Soil borings and percolation tests were performed by Rusty Olson’s—Soil and Percolation Testing <br />on May 15,2000 to identify primary and alternate drainfield sites on the existing lot and the new lot.. <br />The septic system at 350 Stubbs Bay Road North (existing lot) has been de&ned as non-compliant <br />by the City of Orono due to the fact that the drainfield does not meet the three-foot separation <br />requirement to the seasonal watertable. The septic system was recently inspected on September 16, <br />1999 by City Staff and found to be functioning adequately at that time. Two septic sites have been <br />designated. Both septic areas appear to meet all the minimum standards set by the State and the City <br />of Orono.. <br />The proposed design for the new lot has been designed to show room for two five-bedroom mounds <br />(primary and alternate sites). This design will not require any variances to the State or City code. <br />The design meets all the minimum requirements of the State and City codes. <br />Based on the above information, staff recommends approval of the proposed subdivision. Prior to <br />any building permits berng issued for a residence on the new lot, the City will need a more complete <br />design showing specific home location, septic tank location and pump requirements.
