It would be appropriate to increase <br />the width of the Outlot an additional 10' to the south to accommodate drainage, snow removal and <br />screening from the building site on Lot 1. The site plan indicates the outlet ’s southern boundary <br />following the existing driveway. <br />Screening shall be required along the south side of the driveway to protect the building site. Staff <br />has recommended to the applicant it would be appropriate to plant trees south of the driveway to <br />form a natural buffer between the drive and Lot 1. <br />Easements and Covenants <br />1.Standard drainage and utility easements shall be dedicated on the final plat 1 O' along exterior <br />property lines and 5' along interior property lines. <br />2.Drainage easements shall dedicated on the fmal plat and conservation and flowage easements <br />shall be granted for all City of Orono protected wetlands. Orono protected wetlands are <br />those indicated on the Wetland Inventory Map attached as Exhibit D. <br />3.Wetlands on the property, but not identified in the Wetland Inventory Mans by the City of <br />Orono, but which are under WCA methods shall be subject to a protective covenant filed in <br />the chain of title of the affected property, as an advisory to property owner that said wetland <br />is subject to WCA regulation and/or U.S. Army Corps of Engineers jurisdiction. <br />4.Covenants shall be filed on the chain of title for each lot as an advisory to future property <br />owners that a primary and secondary drainfield site exist on the property and are protected. <br />Staff Recommendation <br />Staff recommends approval of the preliminary plans and to proceed to the July 10,2000 City Council <br />meeting for preliminary approval. <br />«2592 John Vogt/Mike Hilbelink <br />350 Stubbs Bay Road North <br />Class 11 Preliminafy Subdivision <br />June /9. 2000 <br />pttgt~3 <br />HiTririimriiiiiiiii
