Vogt inquired whether that could be something that is stipulated to and <br />completed at the time the building permit is issued. <br />Weinberger stated that could be an option. Weinberger stated Staff could review the location of <br />the driveway and the planting of trees at a later time once a final determination is made on the ^ <br />location. <br />Lindquist inquired on Lot 2 what will happen in the future if they should want to split that lot. <br />Hilbelink stated they did look at another plan initially which would involve bringing a road and <br />a 100 fi»t outlot and a 100 foot cul-de-sac. Hilln stated the way the lot was divided did not <br />create the best lot and was rejected. <br />Lindquist suggested having a 50 foot outlot in tlic event Lot 2 is subdivided in the future. <br />Hawn stated the way it is currently proposed, it cannot be developed in the future. <br />Lindquist commented the City has a number of driveways that arc only 20. 30 feet in w idth that <br />service six or seven houses because the properties have been further subdivided. <br />Hawn stated in her view the Planning Commission typically docs not permit that. <br />Hilbelink stated that would require the removal of the pine trees in that area. <br />Lindquist stated the trees could remain but the area would just be platted as a 50 foot outlot in <br />the event this lot is developed further in the future. <br />Hilbelink stated they did not prefer that option and have elected to only subdivide the property’ into <br />two lots. <br />Ga^ron indicated the Planning Commission could request the property owners place a covenant <br />on the property’ preventing it from being further developed in the future. <br />Hilbelink stated he would have a problem with a covenant in the event the ow ner of Lot 1 in the <br />future decided to subdivide. <br />Lindquist stated he has a concern that someone in the future will want to subdivide this property <br />PAGE 23
