Applicant has revised his plans to incorporate <br />changes to the existing deck so that it will no longer be included in the calculation of Lot Coverage. <br />Final Lot Coverage will be 14.87%, meeting the 15% limit. The side setback variance is necessary <br />to allow construction above the existing residence which is located 2.9-3.4' from the north side lot <br />line. The 75-250' hardcover is being reduced from 55.4% to 48.9%. No other variances are required. <br />For more information see the June 15, 2000 staff memo and exhibits. <br />Plauning Commission Recommendation: Planning Commission reviewed this newest proposal <br />on June 19 and on a vote of 4-0 recommended approval, noting that the revisions to the deck <br />eliminate a number of variances associated with earlier proposals. <br />Staff Recommendation: Staff recommends approval per the attached resolution. <br />COUNCIL ACTION REQUESTED: <br />Adopt the attached resolution approving side setback and 75-250’ hardcover variances for William <br />Dampier at 3550 Ivy Place. <br />'4
