The facility will <br />consist of three 60' X 40' bays for storage of salt, sand, and the salt/sand mixture respectively. <br />The current building was constructed in 1962 while the property was zoned for commercial uses. <br />The City rezoned the property in the early 1970s for residential use. The County has continued to <br />the facility for v.lr.tcr hish'.vay maintenanca as a non-conforming use since that time. <br />During the City’s review process for the application, the County was asked to consider the option <br />ofi^iucating its facility outside of Navarre. The County did give consideration to this option. The <br />Cotuity detennined there is no other site available that would enable the County to effectively serve <br />the area served by the existing facility, which extends from Mound to Excelsior. Therefore the <br />County is continuing to move forward with its application. <br />County Staff has indicated the proposed building would actually be less intense than the use that <br />exists because the number of salt/sand deliveries will be reduced by 60 trips annually and the <br />salt/sand mix and storage would be relocated indoors.
