The <br />applicants were seeking a conditional use permit to replace two existing retaining walls and construct <br />two additional retaining walls within the 0-75' setback. Retaining walls are considered hardcover, <br />therefore a variance is also needed for hardcover in the 0-75' setback area. <br />On May 19,2000, the applicants, applicants contractor. City Engineer and City staff met on site to <br />discuss how to stabilize die existing walls and steps with minimal impact to the property. At this <br />meeting, the City Engineer reiterated his initial observations concerning the proposed new retaining <br />walls. The walls would require substantial grading and he recommendeJ no n w retaining walls be <br />constructed. An addition^ solution discussed was to replace the existing walls in their current <br />location and current dimensions. (See City Engineer Letter- Exhibit D). <br />Brief Summary of Proposed Changes: <br />• Replace the two existing retaining walls and extending the wall that is currently located <br />behind the tree. Eliminating the two proposed retaining walls by the lakeshore. <br />• The new retaining walls will be in the same location and approximately the same size as the <br />existing walls. (The new walls will be constructed of Keystone, different from what <br />currently exists). Also a slight design change locating the steps in the middle of the walls <br />instead of at the west end reduces the amount of hardcover in the 0-75* setback area.
