The proposal involves moving the new <br />residence back a few feet to be more in alignment with adjacent properties, and behind the average <br />lakeshore setback line. While the new house will be conforming to side yard setbacks, the structure <br />will be located only 42' from the lakeshore. Hardcover excesses already exist on the property. The <br />Planning Conunission recommended approval of this application with the recommendation that <br />hardcover must reamain at what currently exists-3,384 s.f., hence 151 s.f. must be removed from the <br />plan presented at the Planning Commission meeting. This has been accomplished by removing the <br />dog kennel, sidewalk by dog kennel and making the proposed sidewalk smaller. <br />Requested Variances Include: <br />1. Section 10.22, Subd. 1 : Lakeshore Setback: To permit a lakeshore setback of 42' where 75' is <br />required. <br />2. Section 10.22, Subd. 2 and Section 10.56, Subd. 16(L)(1): Hardcover in 0-75' Setback Area: <br />To permit 1,012 s.f (26.7%) of hardcover where 0 s.f(0%) is allowed and 999 s.f (26.3%) exists.
