The applicant ’s property has a 50* lot <br />width which is consistent with all other properties in the locality. The property located to the west <br />had a variance approved in 1998 to permit construction of a new one-stall garage. The garage is <br />shown side by side to the existing applicant garage in the photo attached as Exhibit D. Most lots <br />along Livingston Avenue, with garages, have detached garages located behind the house. <br />Oarage Location: <br />The proposed location of the garage is not consistent with adjacent oroperties because the garage <br />would be located 12’ off the rear property line. The minimum setback required for garages from the <br />rear property line is 10*. Most other garages do not meet the minimum setback required by code. <br />This garage cannot be located closer to the rear property line due to the low area that collects water <br />after rainfall.
