The addition will be only on top of the southern section of the existing residence, <br />not the entire residence. The existing residence was built before current zoning standards were <br />adopted. The residence is currently located 26.5 ’ from the rear yard property line. The property is <br />serviced with a septic system. The septic system is currently compliant and has a capacity for 4 <br />bedrooms. This addition will not add to the total number of bedrooms, but rearranging them within <br />the residence. Therefore a larger septic system is not required at this time. A detached garage was <br />constructed on the property in 1989 not requiring variances. Structural coverage is not a concern for <br />this property. No neighboring residences will be impacted by the 26.5* setback. The requested <br />variance is: to permit a rear yard setback of 26.5' where 50' is required. <br />1.
