The driveway intersects with Tonkawa Road and Bayside Road. The subdivision <br />ordinance and Comprehensive Plan suggest a road should be constructed when 3 or more residences <br />are served. <br />It is unlikely access to a second lot from Bayside Road would be the desired option. Bayside Road <br />is a County Road and would require extensive grading to create a safe access. We have not <br />contacted Hennepin County about access since it is unclear where the property line would be located <br />if a subdivision is approved. <br />Septic Sites: <br />Before a subdivision application is received on the property 4 new septic sites must be identified, <br />resulting in 2 standard systems on each property. The existing septic drainfield has been determined <br />to be non-compliant and is required to be replaced by 12/31/2007. The topography of the site may <br />be a challenge to locate 4 sites on the property. It is Staffs position that without four septic sites it <br />would not be possible to create a second building site on the property.
