The site <br />is located on the east side of Shadywood Road (CSAH 19) and north of Navarre Lane and Shoreline Drive <br />(CSAH 15). We have the following comments in regards to engineering matters: <br />1. Overall: The scale shown on the plan set (1 ”=30’) does not agree with the dimensions shown on the <br />drawing (sanitary sewer lengths), it appears that the drawing was plotted at some other scale. For this <br />reason we were unable to verify such things as parking lot grades, pipe inverts, pond capacities, etc. Once <br />a revised scalable drawing is submitted we will complete our review. <br />2. Sanitary Sewer: The existing sanitary sewer is shown through the proposed ponding area. The plans <br />show a proposed realignment of the sewer through this area. The revised alignment shows the sewer <br />approximately 7-feet away from an existing water main where 10-feet is the standard. The sewer should <br />be relocated outside the normal water level (NWL) of the pond. Plans should be submitted to the <br />Department of Health for their approval. The proposed sewer realignment falls outside the property. <br />Additional land or easements will need to be acquired to construct the pond and sanitary sewer. The <br />sanitary sewer should have a minimum of 6-feet of cover or should be insulated. All sanitary and storm <br />sewer manholes are required to have an e.<terior sealing sleeve as ma'mfactured by Infi-.Shield or an <br />approved equal. Any connections to existing manholes shall be core drilled and a rubber boot installed. <br />All applicable City Standard Details should be included in the final plan set. <br />3. Grading: We recommend that access and parking lot grades not exceed 4*^. The proposed design may <br />be within these parameters but we cannot verify until we get a scalable plan. The proposed retaining walls <br />are nearly 20-feet tall in some locations. Retaining wall design and details should be provided tor review . <br />two tier wall design may be necessary w here wall heights approach 20 feet. Some type of barrier will <br />be necessary above the wall in some locations for safety purposes. <br />4.Drainage/Ponding: As previously stated, the proposed pond lies outside the property boundaries, the <br />applicant should provide details as to how the pond can be constmeted and how it may impact the existing <br />wetland. The pond should be sized according to NURP standards using a 2.5-inch rainfall over the <br />contributing drainage area. Calculations submitted used a 2-inch rainfall and should be revised. The pond <br />will require an outlet structure capable of providing 1-foot of skimming as shown in City Standard Detail <br />STO-8A. The pond should be constructed in accordance with City Standard Detail STO-12. Pond and <br />storm sewer calculations should be revised and resubmitted along with a drainage area map. It is unclear <br />where the proposed catch bac'n on the north side of the site drains to. Riprap should be provided at all <br />outlets. Storm sewer should be reinforced concrete pipe.
