V.utilities <br />All utilities serving this site are located in Navarre Lane. Grading the pond would expose existing <br />utility lines. The utility plan indicates the sewer line and gas line will be relocated to avoid impacting <br />or being impacted by the pond. Water and Sewer lines are required to maintain a 10' separation. <br />It may be necessary for the developer to contact the Department of Health if they are required to <br />located these lines less than 10' apart. <br />Additional “Sewer and Water Unit Adjustment Charges” equal to the Sewer Availability Charge <br />(SAC) may be required for the building. The 13,905 s.f. building would net to approximately 18,000 <br />s.f. for SAC and sewer/water unit determinations. <br />The properties that make up this site were assessed for 4 commercial sewer units and footage as part <br />of the 1965 sewer project. The City^ may have to collect additional units depending on how many <br />units MCES determines are appropriate. <br />Municipal water is available to the site, with the primary connection at Navarre Lane and alternate <br />connection on Shadywood at the north end of the site. The properties making up this site were <br />charged for full footage and a total of 5 commercial water units as part of the 1970 water project, <br />hence no water unit adjustments nor connection charges would be required. However, this property <br />was assessed only one unit for the Navarre Water Treatment Plant Upgrade, and would be charged <br />an additional 3 or 4 units at $350 per unit for that upgrade project. <br />All other utilities are available to the site. While the new- service connections are required to be <br />below ground, the existing power lines are overhead in this area. In the previous proposal by <br />Walgreen s it was suggested by Staff the developer should be encouraged to have existing overhead <br />wires buried as part of this project, although the City code does not make this a requirement (Section <br />12.40). No determination on burial of lines was further discussed prior to that applicant's <br />withdrawal. <br />The City has sewer and water in Navarre Lane. If vacated, the north part of Navarre Lane would be <br />regraded and a NURP pond would be constructed. Easements should be granted in the vacated right- <br />of-way for utility purposes.
