The addition and new deck is a total of 753 s.f., however the <br />removal of the existing deck/steps results only in a net increase of 388 s.f. (1.4%) of total structural <br />lot coverage of 11.6%. A slight reduction of hardcover in the 75-250' setback area occurs because <br />the applicant is proposing to remove hardcover items. The addition and deck meet all the setback <br />requirements of the LR-1B zoning district. The requested variance is for: <br />1. Section 10.22, Subd. 2, and Section 10.56, Subd. 16 (L)(2): Lakeshore Hardcover: Within 75- <br />250' of the shoreline there shall be no greater than 25% hardcover. Veuiance Request: To permit a <br />hardcover variance to allow 5,368 s.f. (29.33%), where 5,376 s.f. (29.37%) exists and 4,575.5 (25%) <br />is allowed.
