Hoyt: <br />The Planning Commission review on November 15 resulted in a recommendation for denial of your <br />CUP request, based partially on a lack of sufficient information to support a variance approval. We <br />believe that the following information is critical to a variance review for your project, and should <br />be submitted if you wish to proceed with amending your request to include the necessary variances: <br />1. <br />2. <br />J. <br />4. <br />5. <br />6. <br />Completed variance application form, including statement of hardship/unusual property <br />conditions, etc. <br />Name/address of any landscape designer who may have been involved in designing the <br />improvements. Name/address of contractor who completed the work. <br />The plans given to the contractor defining what work was intended, such as existing and <br />proposed contours; retaining wall specifications; engineering calculations on any segments <br />of wall in excess of 48" in height; any pre-construction surveys you may have available; cut <br />and fill calculations indicating the volume, in cubic yards, of material proposed to be moved <br />on the property, etc. <br />Any as-built specifications provided by the contractor, especially if the final result was <br />different than the proposed plan. We do have your post-construction survey on file as <br />submitted. <br />Any photographs or other documentation of the condition of the shoreline prior to <br />construction of the walls, especially any tree damage, or any documentation from any tree <br />service which may have removed storm-damaged trees. <br />Any additional information which you believe will enhance the City’s understanding of what <br />w ork was completed and the reasons it was undertaken. <br />Telephone (612) 249-4600 • Fax (612) 249-4616 <br />Page 7 of 11
