Variance <br />STATEMENT OF HARDSHIP <br />Applicant's hardship is included with Exhibit A. The applicant should also be asked for their <br />testimony regarding this issue. <br />STAFF RECOMMENDATION <br />Staff recommends approval of the variances for lot area to create a buildable lot. <br />Staff is concerned about the total structure on the property as the City of Orono has been <br />consistent in requiring lots not to exceed 15% coverage. The total proposed coverage by the <br />applicant is 17.4%. The rational for the coverage to exceed the Code requirement is <br />replacement of existing coverage on the developed lot and 15% of the vacant lot. <br />Should the Planning Commission recommend approval of the variances it should be a <br />condition of approval the lots be combined into one tax parcel prior to recording the variance <br />on the chain of title. <br />H2556 Barbara and Collins Cavtnder <br />1 395 '1 405 Rest Point Road <br />Variances <br />I'1 9.00 <br />Page A
