Combined the two lots are 13,238 square feet (.30 acre) in the LR-IB (1 acre <br />zoning district). The applicants have requested variances to permit construction of a single family <br />home on the property. <br />The proposal first reviewed by the Planning Commission was to permit 2,298 square feet (17.4%) <br />of structure for a new residence where 1,171 square feet (8.8%) exists and 1,985.7 square feet (15%) <br />is allowed. The applicants were advised at the January Planning Commission meeting to reduce the <br />total structural coverage to 15% on the lot. The new site plan (Exhibit A) is attached. <br />The applicants did revise the proposed plan to meet the conditions set by the Planning Commission.
