Presently, the house is a 1 '/t story structure that, as proposed would be <br />expanded to a full 2 story. <br />The applicant was issued a permit for construction on the second story as long as construction did <br />not occur within the 10 ’ side yard setback. The Building Official advised the applicants of the <br />potential for variance denial; he could not deny that permit ba.scd on unrelated variance matters. <br />The requested variances are for: <br />1.Section 10.03, Subd. 14(C): Lot Coverage: In all zoning district, for all lots of 0-1.99 acre in <br />total area, the total combined footprint areas of all principal and accessory' structures shall not exceed <br />15% of the lot area. The proposal includes a side entry that is larger (80 s.f) than what currently <br />exists (37 s.f.). The larger side entry increases the total lot coverage to 2,020 (15.9%). To permit <br />a variance to allow lot coverage to be 2,020 s.f (15.9%) where 1,977 s.f (15.7%) exists, and 1,894.1
