The proposed addition is to the south side of the residence. The existing <br />residence was built before current zoning standards were adopted and is currently located 36.5' from <br />the front yard property line. The property is serviced with a septic system. The septic system is <br />located 59' to the south of the residence, is non-conforming and will need to be replaced by 2003. <br />This property is in the MUSA and may be served with sewer by the Webber Hills project. The <br />addition to the residence is adding to the square footage of the residence but not the number of <br />bedrooms, therefore a larger septic system is not required at this time. The requested variance is for: <br />1.Section 10.28, Subd. 5(B): Lot Yard Requirements: Front Yard: The minimum requirement shall <br />be observed for the front yard setback: 50 feet. To permit a 36.5' setback to the front property line <br />to construct an 18' x 10' addition to the master bedroom where 50' setback is required.
