West Pvlon <br />The west pylon was approved with variances in 1986. The sign was permitted one Logo Sign - top <br />(Orono Shopping Center) 5' x 7.5’ = 37.S s.f. Six plaques (one plaque is allowed per tenant for <br />advertising) 2.5' x 7.5' x 6 plaques = 112.S s.f. <br />Planning Commusion Recommendation <br />The applicant reduce the signage on the property to allow 380 s.f.. which the property would be <br />allowed if the zoning matched the use of the property. The Planning Commission made the <br />following findings: <br />1.The use of the property is more in conformance with that listed in the "B-3" Shopping Center <br />District. If the property is zoned B-3 the lot would be allowed 380 s.f. of sign space. A <br />variance could be justified based on the use of the property is similar to that of a property in <br />the B-3 District. The Planning Commission noted in 1986 th^" applicable B-1 zoning <br />standards are not compatible with existing shopping center use and since 1980 B-3 shopping <br />standards were found more appropriate when considering signage needs of the property. <br />2.The Conoco station, as well as many other tenants, use an exterior entrance rather than a <br />typical interior entrance associated with other malls. It may be appropriate to approve <br />additional signage based on this need. <br />3.Highway 12 will be relocated from the existing location reducing the amount of regional <br />traffic to local traffic. The signage along old Highway 12 should be in character with the <br />local traffic use and pedestrian users. <br />Staff Recommendation <br />Staff could recommend approval of variances based on the signage proposed would be allowed under <br />the existing Ordinance if the property would be zoned B-3. <br />This application requires the following variance: <br />1. Section 10.61, Subdivision 3 (A): Within the B-1 District the aggregate square footage <br />of sign space per lot shall not exceed the sum of one square foot for each front foot of building, <br />plus one square foot for each front foot of lot not occupied by a building. No individual sign <br />shall exceed 50 square feet. The property is allowed a total of 200 s.f. of signage based on frontage <br />and building width along the front property line being 200 feet. The property owner has applied for <br />a variancej^to allow 380 s.f of signage on the property, primarily for the new Conoco Station. The <br />plan for a 59 s.f pylon is attached as E.xhibit D. Two Conoco Logos (Exhibit E) are proposed to be <br />located on the canopy (2.5’ x 8' each) totaling 40 s.f The pylon encroaches into the front yard <br />setback. <br />»»•“•T'f'ti. 'ii”. *\
