The proposed area is approximately 180 s.f. on each level, for a total of 360 s.f. The <br />applicants are not increasing structure but changing its use. The hardcover amount in the 75-250' <br />setback area is not increasing, it will remain at 30.08%. <br />In 1988, a new home was constructed on the site to replace an older residence. A variance was <br />granted at that time to re-use the existing foundation, and add decks which would encroach 8' past <br />the 75' setback. When it was determined that only a small portion of the foundation was usable, the <br />city required that the house and decks be located to meet the 75' setback, which they do today. An <br />average setback variance was also approved at that time. <br />In 1997, the applicants were approved for a hardcover variance in the 75-250' setback area to allow' <br />30.08% hardcover in order to replace a detached garage. The currently requested variance is for: <br />1. Section 10.22, Subd. 1(B) and Section 10.56, Subd. 16(C)(6): Average Lakeshore Setback: To <br />permit a variance to convert parts of existing second and third story lakeside decks into a three <br />season porch and master bedroom addition that encroaches 78' into the average lakeshore setback.
