6. <br />shall be joined with the existing oullot for the development of a private drive <br />to serve four lots. Lots 1 and 2 in the Spruce Ac s subdivision and Lots 1 and <br />2 in the new subdivision. The existing private drive would not be required to <br />be developed until a building permit is issued for Lot 1 within the new <br />subdivision. Prior to a building permit being issued the private road shall be <br />developed to City standards and opened as a private road with the City being <br />granted access and utility easements over the entire outlot. <br />Primary and secondary septic sites have been identified and recorded on the <br />Preliminary Plat dated January 19, 1999, by Mark S. Gronberg for Lots 1 and <br />2. <br />7. <br />8. <br />The plat would require a variance from lot width for Lot 1. The lot has a lot <br />width of 172' where 200' is required for the RR-IB zoning district. <br />Non-Orono wetlands are located on Lot 1. Covenants for Type II and VI <br />wetlands shall be filed on the chain of title. <br />9.The lot is scheduled to be acquired by MnDot as part of the Highway 12 <br />redevelopment. The site is planned to be developed into a stormwater retention <br />pond for stormwater runoff in the locality. <br />NOW, THEREFORE, BE IT RESOLVED, that based upon either one or more <br />of the findings noted above, the City Council of the City of Orono hereby approves the <br />preliminary plat application for Glenn M. Gronberg and Sandra L. Gronberg for the property <br />located at 325 Willow Drive North per the survey dated January 19, 1999, by Mark S. <br />Gronberg of Coffin and Gronberg, Inc. attached as "Exhibit A", subject to the following <br />conditions: <br />1. <br />2. <br />Applicant to dedicate drainage and utility easements 10' along the boundaries of <br />the property and road outlot, and 5' along all internal lot lines. <br />Applicant to develop covenant for Type II and VI wetlands located within Lot <br />1.
