2.Applicant to develop covenant for Type II and VI wetlands located within Lot 1. The <br />purpose of the covenant is to alert all future property owners of the need to protect the area <br />if alterations are proposed to first obtain the necessary approvals from the Corps of Engineers <br />and Minnehaha Creek Watershed District before applying for approvals from the City of <br />Orono. <br />3. <br />4. <br />Park dedication fee for Lot 1 would be collected by the City if it is determined their would <br />be a park impact if the lot is never developed. <br />Complete a road maintenance agreement with neighboring property owners, and develop the <br />new street as a private drive with a cul-de-sac. <br />5. <br />6. <br />7. <br />Grant road and utility easements over the road outlot. <br />Maintenance covenants shall be provided for road and drainage improvements. <br />Prior to filing the plat with Hennepin County the property owner would be required to <br />complete a title opinion on the lot proposed for subdivision. <br />8.Stormwater drainage and BMP plans should be reviewed and approved by the MCWD and <br />City Engineer prior to final plat approval. <br />COUNCIL ACTION REQUESTED <br />To approve or amend the enclosed resolution. <br />1^2450 Glenn Gronherg <br />325 Sorth Willow Drive <br />preliminary Subdivision <br />1/25/99 <br />Pages
