The site is <br />located on the east side of C.S.A.H. 135 (Tonkawa Road) in the southwest quarter of Section 5. We have the following <br />comments in regards to engineering matters. <br />• The proposed driveway grades have been revised to 12% with a 1.7% landing area provided along Tonkawa Road. <br />The driveway is steeper than we recommend but is acceptable as shown. The plans should identify proposed <br />driveway surfacing and curb and gutter. <br />• The cross sections provided show grading within 5 feet of the property lines. The plans show that the existing <br />retaining wall on the south side of the property may need to be replaced. It still may be necessary to acquire <br />easements from the neighbors to allow for .laining wall replacement or storage of excavated materials. <br />• The proposed storm sewer design rai.ses the following questions that need to be answered: <br />1. How will silt be kept out of the drainfield? <br />2. What soil identification or percolation tests have been performed in the proposed drainfield area? This <br />information should be submitted for review with the final storm system design. <br />3. How will the system work in the winter? What provisions have been made to accommodate flows if the system <br />plugs up? <br />4. What storm event is the drainfield designed for? We recommend that the minimum drainfield storage capacity <br />be for a one year storm event. <br />What is the top elevation of the rock bed? <br />H.XS the existing sanitary sewer, located approximcitely where the proposed drainfield is shown, been accounted <br />for? The location and elevation of the existing sewer should be venfied and shown in both plan and profile <br />views. <br />7. What is the maintenance plan or schedule for the storm system? It is critical that a maintenance plan be <br />developed and followed so that the system continues to function as designed. <br />8. The property owner should be aware that erosion problems are likely and will need to be repaired as they occur. <br />Details should be provided for the proposed retaining wall. <br />The plans should provide additional erosion conuol measures in disturbed areas due to the steep slopes on the site. <br />At a minimum, disturbed areas should be restored immediately with staked sod or seed and fiber blanket. <br />5. <br />6. <br />Plca.se contact me at (651) 604-4863 if you have an> questions regarding this matter. <br />Yours very truly. <br />BONESTROO.
