Briefly, <br />the applicant is proposing to reconstruct the main floor of his <br />existing residence, and do some roof expansion in the second <br />story, such existing residence being located 3.5' from the north <br />lot line where a 30' setback is normally required and being 20' <br />from the west lot line where a 50' setback would be required. <br />Footprint of the house would not change. The proposed <br />additions would not increase hardcover on the property which <br />currently meets all hardcover standards. <br />The applicant originally proposed expansions that would <br />significantly increase the living space in the house, and <br />increase from the one existing bedroom to a total of 3 bedrooms. <br />Noting the staff's review of the existing substandard septic <br />system which can't he expanded to accomodate additional bedrooms, <br />Planning Commission rejected the initial plan. Applicant revised <br />his proposal to maintain a single bedroom within the residence, <br />while to a lesser degree expanding the roof line to allow for <br />additional storage space. As part of this proposal, the existing <br />10' x 24' easterly wing will have a new foundation within the <br />same footprint. <br />Planning Cones ission Recosame ndation <br />Planning Commission voted 5 to 0 to recommend approval of <br />the setback variances for the proposed revised addition, with one <br />bedroom only, subject to adhering exactly to the plan presented, <br />with the easterly portion of the new second floor to be "open to <br />below", not as future useable space. <br />
