Mrs. Victoria Arneson <br />• '' Mrs. H. R. Nelson <br />May 17, 1983 <br />3. The last piece is 1/2 of lot 7 listed to Vivian J. <br />Nelson. This is only 0.15 acre in area and land- <br />locked. It could be listed as a separate record <br />lot, but would never be separately buildable. By <br />including this in the one record lot some additional <br />lot area credit is gained without loosing any build- <br />ing rights. <br />YOUR OPTIONS <br />A. You may choose to have the H.R. <br />as two separate record lots instead <br />two separate owners even though you <br />address. <br />Nelson and V. Arneson lots listed <br />of one. This would recognize the <br />are related and living at the same <br />B. You may choose to have the H.R. Nelson and V. Arneson lots listed <br />as one combined record lot, (with or without the V. Nelson 1/2 lot) <br />which is the way tt_i ordinance provides now. I think this is the way <br />you view the property now. This would still provide three ways of <br />handling the cabin: <br />1. Keep using the existing cabin as is;or <br />2. Replace the existing cabin with a new one located anywhere <br />on the combined property, and without requiring any additional <br />variance procedure with the city (this is what the attached <br />resolution is for); or <br />3. You could also apply for a quest cabin permit that would allow <br />you to build a new cabin on the front lot aad retain the old <br />one as a guest cabin for occassional use. This decision <br />doesn't have to be made now but only at the time you might <br />consider building a new cabin. <br />All things considered including your phone call to me last March, <br />I think that Option B(the one combined record lot)will best serve both <br />your needs and the citys' planning purposes. <br />IF YOU AGREE WITH OPTION B, please sign, have notarized and return the <br />white variance resolution (form ;)2) with the signatures of both Mrs. <br />11. R. Nelson and Victoria Arneson. The signature of Vivian J. Nelson <br />and inclusion cf her 1/2 lot is optional. Also then have the same <br />persons sign and return the green lot combination form N3. <br />IF YOU WANT TO 11AVE THE H.R. NELSON AND ARNESON LOPS LISTED SEPARATELY, <br />please call or write to let me know and I will have some revised forms <br />made up for your signature. <br />Don't worry about the July 1, 1983 deadline indicated on the forms. <br />Since this notice to you is late, the July deadline will not apply. <br />Please consider this carefully and give me a call if you have any <br />questions. <br />
