The lot was platted prior to current zoning requirements. <br />2. A residence exists on the property. <br />3. The detached accessory building is in good structural condition. <br />4. There is not a permit on file for the accessorj- structure, however it appears it has been there <br />for many years, perhaps nearly as long as the house, which was built in 1973. Does the Planning <br />Commission recommend the shed be removed since no hardcover is allowed in the 0-75 setback <br />area? Can it be moved to a conforming location? What hardship justifies its continuation •»s a <br />non-conforming structure? <br />5. Other issues raised by the Planning Commission. <br />Staff Recommendation; <br />Staff recommends approval of the lot area variance, and recommends that the shed be removed <br />or moved to a conforming location. <br />The applicants have not submitted a plan for the proposed residence.
