Section 10.25, Subd. 6(B): Lot Area: The lot is 16.941 s.f. where 21,780 s.f is the minimum <br />lot area for the LR-IC zoning district. Lots of one acre or less serviced with public sanitary sewer <br />and platted prior to the adoption of the zoning chapter are only required to meet 80% of the lot area <br />requirement (17,424 s.f). <br />2. Section 10.25, Subd. 6(B): Lot Width: The lot is 52' wide where 100’ is the minimum lot area <br />for the LR-IC zoning district. Lots of one acre or less serviced with public sanitary sewer and <br />platted prior to the adoption of the zoning chapter are only required to meet 80% of the lot width <br />requirement (80') <br />3. Section 10.22, Subd. 2 and Section 10.56, Subd. 16 (L)(2): Hardcover in 75-250': Within 75- <br />250 ’ of the shoreline there shall be no greater than 25% hardcover. To permit 2,424 s.f (25.5%) <br />hardcover where 2,375 s.f (25%) is allowed. <br />4. Section 10.22, Subd. 2 and Section 10.56. Subd. 16 (L)(2): Hardcover in 250-500': Within 250- <br />500' of the shoreline there shall be no greater than 30% hardcover. To permit 2,106 s.f (59.3 %) <br />hardcover where 1,066 s.f (30%) is allowed. <br />5. Section 10.03, Subdivision 14 (C): Lot Coverage: In all zoning district, for all lots of 0-1.99 acre <br />in total area, the total combined footprint areas of all principal and accessory structures shall not <br />exceed 15% of the lot area.
