MINUTES OF THE ORONO PLANNING COMMISSION <br />Monday, September 17,2001 <br />6:30 o’clock p.m. <br />(#9) MU-2716 BRENSHELL DEVELOPMENT, 2200 SHADYWOOD ROAD, VARIANCES, <br />7:54 p.m. - 8:16 p.m. <br />Steve Behnke, Applicant, was present. <br />The Certificate of Mailing and Affidavit of Publication were noted. <br />Bottenberg stated the Applicant is proposing to construct a new two-story, three bedroom residence <br />and detached garage on the lot. The lot is served by sanitary sewer and currently has a house and <br />detached garage on it. <br />Variances are required for lot area, lot width, hardcover in the 75-250’, hardcover in the 250-500’, and <br />lot coverage. <br />Bottenberg stated Staff is recommending denial of this proposal. Bottenberg indicated the Applicant <br />has revised the plan, which Staff currently does not have, with hardcover and structural coverage being <br />reduced. Bottenberg stated the revised plan is not before the Planning Commission tonight. <br />Behnke stated he revised the plan and did attempt to fax it to the City last week. <br />Hawn stated Staff really needs to review the plan prior to the meeting. <br />Behnke stated what he previously submitted was reviewed by Staff, with various variance items being <br />added based on what was being proposed. Behnke stated this is a substandard lot, with the request for <br />the lot area and lot width variances still being required. The hardcover in the 75-250’ setback area is <br />not required under the revised plan. Behnke stated the hardcover in the 250-500’ setback area has <br />been reduced. <br />Lindquist inquired whether a variance is still required in the 250-500’ setback area. <br />Behnke stated a variance would still be required <br />Mabusth inquired whether the hardcover was reduced in that area by reducing the size of the garage <br />and the driveway. <br />PAGE 16 <br />n I
